What to Expect During a Siding Installation in Massachusetts: From Estimate to Cleanup

A siding replacement is one of the most significant exterior projects a homeowner can undertake. It changes the look of your home, protects the structure underneath, and can affect your home’s value for decades.

And yet most homeowners go into it with almost no idea what the siding installation process actually looks like. What happens during the estimate? How long does installation take? What should your yard look like when the crew leaves each day?

This guide walks you through every stage of working with siding contractors in Massachusetts so there are no surprises from first call to final cleanup.

Why the Process Matters as Much as the Product

The quality of a siding installation depends on two things: the material and the crew putting it on. You can choose the best fiber cement or vinyl product on the market and still end up with problems if the installation is rushed, if prep work is skipped, or if the details around windows and doors are handled carelessly.

Understanding what a proper siding installation process looks like helps you ask better questions, spot red flags when getting estimates, and hold your contractor accountable at every stage. It also helps you prepare your home and your expectations before the crew arrives.

Step 1 – The Estimate and Scope of Work

A professional siding estimate is more than a price quote. It is a documented scope of work that tells you exactly what is included, what materials will be used, how existing siding will be handled, and what the timeline looks like.
During the estimate visit, the contractor should walk the full exterior of your home, measure all wall areas, note the condition of the existing siding, and identify any visible problem areas like rot, damaged trim, or failing flashing. A contractor who quotes over the phone without seeing the home is guessing, and that guess tends to change once the job starts.
At Marios, every estimate includes a written scope of work so you know exactly what you are agreeing to before anyone picks up a tool. You can request a free estimate here.

Step 2 – Material Selection and Scheduling

Once you accept an estimate, the next step is finalizing your material and color selection. For fiber cement, this includes choosing your profile, your finish, and your color. For vinyl, you will choose your profile and color from the manufacturer’s available options.

Material lead times vary. Primed fiber cement products are typically available quickly. Factory-painted or custom-color options may require additional lead time. Your contractor should give you a realistic start date after materials are confirmed, not before.

Scheduling in Massachusetts also involves permitting. Many municipalities require a building permit for a full siding replacement. A qualified contractor handles permit applications on your behalf and will not start work until permits are approved.

Step 3 – Prep Work and Old Siding Removal

On the first day of your project, the crew’s first task is typically removing the existing siding. This is more involved than it sounds. Old siding needs to come off cleanly without damaging the sheathing underneath, and all nails, staples, and fasteners need to be fully removed.

Your property should be protected before removal begins. A professional crew will lay tarps or drop cloths along the foundation to catch debris, cover any plantings near the work area, and remove obstacles from around the perimeter of the home.

Expect noise and debris during this phase. This is the most disruptive part of the siding installation process. Debris should be collected and removed from the property daily, not allowed to accumulate over several days.

Step 4 – Moisture Barrier and Wall Inspection

With old siding removed, the wall sheathing is exposed. This is the most important inspection point in the entire project. A thorough contractor will walk every wall section and look for soft spots, rot, mold, damaged sheathing, and any areas where water has been getting behind the old siding.

If damage is found, it needs to be addressed before new siding goes on. Installing new siding over rot or damaged sheathing traps moisture and guarantees future problems. Repairs at this stage add cost, but skipping them costs far more later.

After the wall inspection, a moisture barrier is installed across the entire wall surface. This layer prevents liquid water from reaching the sheathing while allowing vapor to escape. It is a required component of any properly installed siding system and a standard part of every Marios installation.

Step 5 – Siding Installation

With the moisture barrier in place, installation begins at the bottom of the wall and works upward. Each course of siding overlaps the one below it according to the manufacturer’s specifications, which vary by product.

For fiber cement, panels must be cut with specialized tools and fastened with corrosion-resistant nails at the correct spacing. Cuts need to be clean and sealed at the ends to prevent moisture absorption. The James Hardie installation guidelines are detailed and specific, and following them is required to maintain the product warranty.

For vinyl, panels interlock and are fastened with a slight allowance for thermal expansion and contraction. Panels nailed too tightly will buckle in summer heat. A trained installer understands this and accounts for it throughout the job.

Marios is a CertainTeed SidingMaster Premier contractor, the highest certification tier available and the only contractor in Massachusetts and Rhode Island to hold this credential for both roofing and siding. You can learn more about our certifications here.

Step 6 – Trim, Flashing, and Detail Work

The siding panels themselves are only part of the job. The details around windows, doors, corners, and penetrations are where water problems start if the work is done poorly.

Trim boards and corner pieces should be installed plumb and true, with properly caulked joints. Window and door casings need to be correctly flashed to direct water away from the opening and toward the exterior of the siding. Any area where the siding meets a different material, such as a roof edge, a deck ledger, or a masonry surface, requires careful flashing and sealing.

This phase takes more time than most homeowners expect. On a quality installation, trim and detail work can represent a full day of labor on a typical home. Contractors who rush through this phase are the ones whose jobs develop leaks within a few years.

Step 7 – Final Walkthrough and Cleanup

When installation is complete, your contractor should walk the full exterior with you before the job is considered done. This walkthrough is your opportunity to look at every wall, every corner, every window, and every detail. Point out anything that does not look right.

Cleanup is part of the job, not a bonus. The crew should remove all debris and scrap material, sweep the perimeter for nails and fasteners, move all equipment off the property, and leave the site in the same condition they found it, or better.

You should also receive documentation at close of job: warranty paperwork for the materials, copies of any permits and inspection sign-offs, and contact information for warranty service if you need it in the future.

What a Professional Siding Installation Should Feel Like

Knowing what to expect during a siding installation makes the whole experience easier. The crew arrives when they say they will, they protect your property, they communicate when anything unexpected comes up, and they leave the site clean every single day.
