This is the Riverbend Condominiums at 450 Providence Street in West Warwick: long rows of two-story townhouse buildings set around a shared drive and parking, plus a few smaller standalone buildings. A condominium roof replacement is a different animal from a single house. It is tens of thousands of square feet across multiple buildings, every one of them occupied, so the job is as much about sequencing and site control as it is about shingles.
We installed CertainTeed Landmark NorthGate in Moire Black across the complex. NorthGate is CertainTeed’s cold-weather Landmark line, built on an SBS rubberized-asphalt formulation that stays flexible in the cold and resists cracking and impact, which is exactly what you want on a large Rhode Island complex that has to perform through hard winters. Moire Black gives every building the same deep charcoal roof, so the whole community reads as one consistent, freshly finished property.
We worked building by building, tearing each roof down to the deck, replacing any rotted sheathing, and running ice and water shield at the eaves and valleys before laying the field, then cleaning the site each day so residents kept their walkways and parking. New drip edge, valley metal, vent flashing, and ridge cap went on every building to the same spec. On a project this size the win is consistency: every unit gets the same clean asphalt roof replacement, and the association gets one warranty across the whole property.
